Job Description

Omni Hotels & Resorts operates 50+ hotels with more than 23,000 guest rooms across North America and is one of the preeminent full-service hotel developers in the world. With over $1 billion in active development projects, Omni is positioned well to continue its commitment to strategic expansion through opportunistic and disciplined investment.

The Director of Development will be responsible for supporting the growth initiatives of Omni Hotels & Resorts through acquisitions, development and portfolio optimization. This person will have oversight over all aspects of financial underwriting and diligence and will work closely with senior executives in the organization to produce materials ultimately drive investment decisions. As such, a high degree of accuracy and attention to detail, which fosters credibility with our investment committee.



Responsibilities

    Perform and/or review market research for prospective investment opportunities (identifying market fundamentals, potential competitive properties, etc.) and prepare analysis that support assumptions around programming, rate, occupancy and more for the subject opportunities. Assess incoming supply, local economic conditions, travel patterns, etc.
  • Prepare pro formas and investment return analyses to enable decision-makers to evaluate investment opportunities.
  • Coordinate with various departments within the organization to ensure all aspects of underwriting are consistent with operational expectations.
  • Support the all aspects of transaction process (diligence, underwriting, documentation, structure, closing, etc).
  • Communicate potential issues, risk and liability concerns.
  • Work closely with all members of the development group in underwriting hotel investment opportunities.
  • Develop presentations and materials for use in meetings with potential partners, investors, leaders, developers, etc.
  • Maintain and update the status of projects/deals within the development pipeline.
  • Train, develop and manage analyst(s)


Qualifications

  • Bachelor's Degree preferably in finance, accounting, hospitality or another business-related field.
  • Five to ten years of work experience with real estate investments and underwriting.
  • Strong analytical skills to review and interpret financial statements.
  • Excellent verbal, written and interpersonal communication skills.
  • A well-organized individual capable of multi-tasking and meeting multiple deadlines.
