Real estate acquisition and lease expert, interpret and administer lease agreements for FN properties, review due diligence materials, administer lease contract database, negotiate lease agreements, renewals and amendments.
About This Role: Real Estate Acquisition and Disposition
- Draft Letters of Intent.
- Prepare and negotiate purchase and sales contracts.
- Manage due diligence process (coordinate ALTA surveys, environmental studies, title commitments and title policies, property inspections).
- Coordinate all activities with buyers, sellers and brokers.
- Finalize purchase or sales transaction - work with closing company on all final, signed documents, review and execute closing statements, coordinate funds with finance.
- Administer due diligence checklist through closing.
- Work with special assets team as needed to move properties to/from OREO (property memos, quarterly inspections).
Lease Agreements
- Negotiate high value leases for FNN leased space and third-party tenants. Coordinate all necessary items to support move in (lease executed, security deposits, new vendor setup, rent payment, keys, build out, landlord reimbursement for tenant improvement allowances, coordinate activities with projects, property and security teams, manage landlord and tenant relationships through lease term).
- Engage real estate brokers to market vacant space and properties and coordinate showings.
- Prepare intercompany lease documents and ensure compliance with Regulation 23.
- Review market rent information every three years and adjust rents and leases accordingly.
- Maintain and update the Building Rules and Regulations.
Lease Administration
- Negotiate, prepare and and review a variety of legal documents, including but not limited to real estate leases, amendments, and renewals. Coordinate review with FN Legal.
- Maintain a clear understanding of the terms and duties of all parties involved.
- Accurately state all content and avoid ambiguous points ensuring risk is minimized.
- Obtain landlord approvals for major renovations and alterations.
- Administer insurance certificates for tenant and landlord relationships.
Maintain Lease Database
- Summarize lease terms, key dates, notices, rent adjustment dates in database.
- Ensure deadlines are met and FN is in compliance with all legal and lease requirements.
- Notify manager of upcoming dates for renewals, rent changes and other key terms.
Administer Rent Payables and Receivables
- Administer all third-party tenant rent and necessary adjustments.
- Generate annual operating expense reconciliations for third-party tenants.
- Process all rent payments for leased space and ensure all lease payments are made timely by accounting and for correct amounts.
- Review annual operating expense reconciliations for leased space.
Reporting and Administration
- Create standardized and ad hoc management reporting:
- Annual Lease Schedule
- OCC/Fed Joint Exam
- Rent Rolls and other Lease Reports
The Ideal Candidate for This Role: Required:
- Four year degree in Business or related educational discipline and/or combination of work experience. (Minimum of 5 years)
- Ability to work independently, manage multiple projects at one time, in a fast paced environment with minimal supervision.
- Focus on customer service, including consultative skills and demonstrated responsiveness to customer needs.
- Advanced skills in MS Office products including Microsoft Word and Excel
Desired:
- Real estate, property management or leasing experience
- Experienced in negotiations of leases and/or contracts
- Experience working with lease database (Archibus).
Compensation:
Compensation range (base pay): $62,047.00-$102,377.00
This role may have a specific starting pay within this range. Final compensation offer to candidate may vary from posted hiring range based upon work experience, education, and/or skill level.
