Lead HVAC Technician - JLL

What this job involves

The HVAC Lead will serve as the subject matter expert for all heating, ventilation, and air conditioning systems. This role has a strong focus on leading and performing hands-on operation, maintenance, troubleshooting, and repair of the facility's HVAC equipment. While expertise in HVAC is paramount, individuals are expected to have a strong working knowledge of related electrical and plumbing systems to successfully complete daily and weekly work assignments.

What your day-to-day will look like:

  • Follows safety policies and procedures, maintains strict attention to detail when working on job sites.
  • Performance of ongoing preventive and repair work orders on facility HVAC systems, with secondary support for mechanical, electrical, and plumbing systems as needed.
  • Utilizes CMMS work order system to manage the timely completion of all preventative and corrective maintenance assignments, with a focus on HVAC assets.
  • Provide support for Operations and Engineering leadership and team members to ensure work orders and preventive maintenance tasks are completed in compliance with Service Level Agreements.
  • Lead and share expert-level knowledge of HVAC systems, controls, and best practices with team members to grow their skills.
  • Requires the ability to analyze the operation of complex HVAC systems, determine the cause of any problems/malfunctions, and take corrective action as required.
  • Monitor Building Automation Systems (BAS), respond to alarms, and diagnose resolutions, particularly for HVAC-related issues.
  • Diagnose, inspect, repair, and maintain all HVAC equipment including but not limited to refrigeration and air conditioning compressors, chillers, water cooling towers, boilers, air handling units, VAV boxes, and control systems.
  • Diagnose, inspect, and repair electrical components related to HVAC equipment, including motors, contractors, starters, and control wiring.
  • Assist with the diagnosis and repair of general plumbing components including fixtures, drains, water heaters, and sump pumps when necessary.
  • Inspects various damaged building surfaces (e.g., plaster, drywall, water-damaged areas, ceilings) for repair.
  • Completes special tasks that include painting, pressure washing, tenant services requests, and general maintenance as assigned.
  • Perform assigned facility rounds with an emphasis on mechanical and HVAC equipment spaces; reporting on conditions impacting satisfactory operations and entering work orders for resolution.
  • Be a key member of the operations team in the maintenance and repair of all building components and equipment.
  • Provide best-in-class customer service to all building occupants, ensuring work is performed efficiently with a minimum amount of disruption.
  • Recognize danger and safety hazards and propose methods to eliminate them.
  • Must be willing and able to support any after-hours building related activity as required, especially for critical HVAC system failures.
  • Responsible for keeping accurate records of building rounds and readings, refrigerant logs, and engineering data sheets in compliance with all regulations.
  • Must be able to work independently, effectively teach other team members, and help the team with daily job assignments.
  • Demonstrates the proper use and care of specialized HVAC tools and instruments, giving hands-on instruction in maintenance, safety, and troubleshooting procedures.
  • Support the culture to self-perform work in-house instead of using an outside Vendor.
  • Maintains a clean and safe working environment. Ensures the availability of an adequate operating inventory of tools, supplies, and PPE.
  • Work with the Chief Engineer to identify and recommend cost-saving opportunities related to energy and equipment efficiency.
  • Must complete all required safety training as scheduled and on time.
  • Other tasks as assigned by Operations and Engineering leadership.

Required Qualifications

  • High School diploma or GED equivalent.
  • Must have and maintain a valid Tennessee Driver's License.
  • Universal EPA / CFC license.
  • Minimum of five (5) years of hands-on technical experience in commercial HVAC systems, with deep expertise in system design, application, and maintenance.

Preferred Qualifications

  • Two years of trades school or documented apprenticeship in HVAC.
  • Experience with building automation systems (BAS) and controls.
  • Additional experience or certifications in electrical systems, plumbing, or other craft skills.

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Team player, self-starter, strong interpersonal skills, ability to communicate effectively both verbal and written.
  • Provide excellent customer service by utilizing professional and effective communication and timely follow-through.
  • Effectively manage and complete a Corrective and Preventative Action (CAPA) Plan.
  • Expert-level knowledge and enforcement of all Health and Safety regulations, especially those pertaining to refrigerants and high-voltage equipment.
  • Ability to work independently and lead small projects.
  • Possess advanced hands-on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems (including, pumps, motors, air handlers, automation/controls systems, and associated electrical systems) using industry-standard tools and in accordance with all codes, laws, and regulations.
  • Ability to arrive on site for emergency service response within 45 minutes.
  • Ability to be in an on-call rotation.
  • Effective use of Microsoft Office products (Outlook, Word, Excel), Computerized Maintenance Management System (CMMS), and other internet-based software.
  • Ability to use a computer and smartphone with multiple email accounts.
  • Meet schedules and timelines.

  • While performing the duties of this job, the employee is regularly required to stand, use hands to finger, handle, or feel, and talk or hear.
  • The employee frequently is required to walk; reach with hands and arms; and stoop, kneel, crouch, or crawl.
  • The employee is occasionally required to sit.
  • The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 50 pounds, occasionally lift and/or move up to 100 pounds & climb up to 30 ft. ladders.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • This position requires working outdoors, in mechanical/equipment rooms and possible extreme weather conditions.
  • While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and heavy equipment.
  • The employee is frequently exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; risk of electrical shock (high voltage); and vibration.
  • The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and extreme heat. The noise level in the work environment is usually loud.

Work Schedule: Monday-Friday 7a-4pm

Compensation: $35-38/hr.
