POSITION SUMMARY

Manage the administration, supervision, and performance of maintenance and repair operations for a group of properties. Complete a regular engineer's shift to operate building systems. Report to the Chief Engineer or other designated authority. #JBGTech



WHAT YOU'LL DO

    Identify and monitor staff performance issues and attend corrective action meetings.
  • Assist with staff evaluations and the implementation of employee professional development plans.
  • Train and coach direct reports on job responsibilities and performance.
  • Coordinate and conduct effective Toolbox Meetings and Orientation programs.
  • Identify staffing needs, set work schedules to maintain efficient labor utilization, help select new hires.
  • Maintain responsibility for on-call duty beyond regular business hours and ensure coverage.
  • Implement the occupational safety and health program initiatives and standards.
  • Attend and participate in supervisor meetings and periodic briefings with supervisor.
  • Participate in program advisory group research and standard development activities and recommend adjustments to Company standards.
  • Help prepare reports and summaries and review operations documentation to ensure compliance with Company standards.
  • Verify accuracy of timesheets and review leave requests.
  • Communicate and assess performance levels and compliance with established standards and recommend supplemental property-specific standards.
  • Identify service request trends and manage staff performance to promote excellent customer service.
  • Maintain accurate property asset data, help develop preventive maintenance programs, and coordinate schedules and data.
  • Review weekly schedule, assign preventive maintenance requests, and ensure team completion.
  • Assist with the project bid process and schedule and monitor contracted services.
  • Operate, maintain, and repair all electrical, mechanical, plumbing, life safety systems, and other related equipment.
  • Adjust HVAC system controls to manage temperature and air circulation for tenant comfort to meet lease requirements.
  • Perform and document preventive and reactive equipment maintenance per Company standards and manufacturers' specifications.
  • Quickly resolve tenant and property service requests and document actions.
  • Conduct periodic inspections of mechanical, common, and vacant spaces and appurtenances; maintain these areas in a clean, operational, orderly, and safe condition.
  • Respond to alarms and incidents and identify recurring issues for correction.
  • Ensure that documentation, operating logs, and maintenance forms are completed accurately and maintained in Company Compliance Books and electronic and paper files.
  • Enforce policies from the Employee Manual, Operations Manual, safety guidelines, and accepted Company practices.
  • Carry and use communication devices for emergency response and daily communication.


WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)

  • High school diploma or GED and 1+ year of experience managing and supervising staff in a service-oriented industry.
  • 6+ years in stationary engineering, HVAC, plumbing, electrical, fire protection, other mechanical systems and general building and facilities maintenance.
  • 3+ years in mechanical operations maintaining boilers, chillers, and HVAC systems (large commercial and residential facilities preferred).
  • Ability to troubleshoot, diagnose, and repair mechanical, electrical, and plumbing systems, and controls and components using appropriate tools.
  • Ability to evacuate refrigeration systems, perform refrigeration leak tests, recover refrigerant, and replace refrigerant system components following the current state and federal regulatory requirements for service and repair practices.
  • Ability to read construction documents, blueprints, pneumatic mechanical, and electric control drawings.
  • Flexibility to work occasional overtime, weekends, and holidays on a scheduled, short-notice, or emergency basis.
  • Demonstrated leadership skills to motivate teams and individuals to attain exceptional performance through assessment, coaching, mentoring, and conflict resolution.
  • Ability to work under pressure, multitask under deadlines, and quickly adapt to rapidly changing priorities.
  • Professional appearance and demeanor with effective interpersonal skills to confidently communicate with customers, employees, visitors, and vendors.
  • Reliable and punctual self-starter with strong initiative and desire to learn.
  • Intermediate skills with MS Word, Excel, and Outlook.

Certifications, Licenses, and Registrations

  • Current license as a Class Three Steam Boiler Engineer (at minimum) from the District of Columbia Department of Consumer and Regulatory Affairs Occupational and Professional Licensing Administration, or equivalent licensing acceptable to the Company.
  • Certification as a CFC Universal Technician from an US EPA-approved program.

Preferred Qualifications

  • Building Owners & Management Institute International's Systems Maintenance Administrator (SMA) or higher designation preferred.
  • Experience processing service requests with an electronic maintenance management system.
  • Familiarity with the operation of building automation systems.
  • General knowledge of safe work practices & OSHA regulations, OSHA 30 training.

While performing the duties of this job, the employee is subject to extremes of temperature while working in mechanical rooms or with outdoors. The employee is regularly exposed to wet or humid conditions (non-weather), work near moving mechanical parts, high voltage electricity with risk of electrical shock. The employee is occasionally exposed to work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, and extremes of outdoor weather conditions and temperatures. The noise level in the work environment is usually loud and occasionally requires the use of hearing protection equipment.
