The department of Facilities Management at WVU Tech is currently accepting applications for a Trades Specialist II - Preventative Maintenance Lead. About the Opportunity The Lead Preventative Maintenance- Trade Spec Lead II Weekends position directs the work of a crew(s) of maintenance helpers, trades workers, and other assigned personnel while performing both installation of new construction and general maintenance with a focus on preventative maintenance of existing facilities. Will serve as the first point of contact for Facilities issues on Saturday & Sunday. We strongly believe in work-life balance and keeping time for things we love outside our work. What you'll do: Lead
- Functions as a team leader on the weekends, providing guidance to other support personnel as required. Follows procedures and makes work assignments to those individuals assigned to the crew to ensure work is completed in a timely fashion, ensuring proper quality and quantity. Inspects completed work assignments and helps to ensure quality control. Ensures that proper safety procedures, equipment and personal protective equipment are used while performing job duties.
- Receive work orders. Interfaces with work control, supervisor and requesting party to finalize project needs and scope. Assist supervisor with multi-craft projects related to overall work assignments. Communicates work schedules and goals to employees and customers, creating efficiency and a timely completion of assignments
- Provides continual inspection of assigned area to ensure maintenance is completed on schedule, recommends to the supervisor major repair need, assists supervisor in updating deferred maintenance list
- Determines and recommends to the supervisor the needs of the project in regard to crew size, types of crafts, material availability, equipment, paperwork safety checks to maintain proper work and material flow in order to maintain schedule.
- Provides daily verbal reports on actual progress versus project progress to supervisor. Maintains the original scope of project to ensure project cost control. Informs supervisor of needed discipline and performance problems. Ensures that work requests, materials requisitions, weekly reports, and invoices necessary to complete assignments according to Facilities operation.
Preventive Maintenance
- Assists in reporting and analyzing preventive maintenance information.
- Knowledge of various commercial air conditioning and heating systems.
- Plan and coordinate the preventive, predictive, and breakdown maintenance of plant machinery, mechanical, electrical, and instrumentation equipment.
- Inspect and maintain University mechanical systems and equipment, heating, ventilating and air-conditioning systems and machinery; service water purification systems; assist with supervision, project scheduling and training.
- Inspect water lines, steam lines, and/or pneumatic lines for correct fluid levels.
- Changes oil, changes filters, greases motors, changes belts, adjusts thermostats, tightens nuts and bolts, adjusts pulleys, etc.
- Check wear on equipment parts such as v-belts, shaft alignment, oil and water levels on equipment
- identify conditions that could lead to equipment failure.
- Perform repairs on machines and equipment to maintain proper working conditions; report major breakdowns to supervisor.
- Operate, maintain, and perform repairs to individual building boilers.
- Monitor and adjust air and water temperatures, chemical properties, and water purification.
- Check heating, ventilating and air-conditioning systems for malfunctions; replace filters; grease and oil equipment parts to maintain proper working condition and prevent failures.
- Service and monitor the reverse osmosis and de-ionized water systems; sample and test heating and chilled water systems.
- Mix and add chemicals to drains, sewers, and hot/cold water systems, as directed.
- As assigned, document service dates, problems, repairs, or replacements of equipment and equipment parts and use designated computer software to analyze data on equipment conditions.
- Assist with supervision, project prioritization and training.
- Complete complex technical work and troubleshooting. Inspect and oversee the work of others.
- Train and mentor new staff.
- Act as team leader on job site.
- Train personnel in the use of predictive maintenance equipment.
- Maintain blueprints, service manuals, work orders, records and prepare reports.
Carpentry
- Fabricates, installs, and/or repairs all types of cabinets, counters, benches, chairs, tables, shelves, and wooden furniture including plastic laminate work; various types of ceiling consisting of suspended ceiling (grid work and tile), 12" x 12" staple or glue up, etc.; various types of floor coverings including hardwood, linoleum, carpet, floor tile, etc.; all window frames, wooden sashes, sills, screens, Venetian blinds, and curtain rods. Builds and installs boards for window fans and air conditioners. Installs window air conditioners.
- Installs all types of interior and exterior doors (wood or metal) including frames, jambs, door stops, interior and exterior trim and associated hardware such as hinges, locks, closures, panic hardware, etc.; all interior and exterior walls and wall covering including partitions, paneling, siding, wallpaper, plastic wall covering, etc.
- Installs interior and exterior walls, partitions, paneling, siding, wallpaper, plaster wall coverings, insulation, wood trim (i.e. moldings, casings, baseboards), metal studding; installs and finishes drywall.
- Installs and repairs all types of roofs including rafters, sheathing, wood or asphalt shingles. Constructs forms for concrete including expansion joints and wire mesh. Constructs ramps, concrete shoot, etc. Works in placement and finishing of concrete. Erects scaffolding, rigging, and ladders for construction of structures above ground level. Fabricates, installs, or repairs all permanent or temporary shelters, wooden steps, handrails, wheel chair ramps, barricades, ladders, shipping crates, pallets, etc.
- Operates hand tools and power tools related to the carpentry craft. Installs plastic laminates, as they are applied to a variety of surfaces.
- Interprets blueprints and specifications. Ensures that all local, state, and federal building codes are maintained. Maintains a clean work area.
- Develops requisitions for parts, supplies, etc. from warehouse and tool crib ensuring timely delivery and sequencing.
- Install drywall, cement board or FRP. Tape, mud and sand and smooth walls.
- Will perform general painting duties, such as: painting walls, ceilings, trim, and furniture using enamel/latex paints with brushes, rollers, and low pressure sprayers; patches and prepares surfaces for painting to include finishing drywall or similar tasks requiring basic painting skills.
General
- Ensures that all local, state, and federal building codes are maintained.
- Works in areas designated as confined spaces.
- Maintains an organized work area to include cleanliness, safety, and security of materials.
- Assist with building maintenance requests; ability to diagnose and repair various equipment as needed. This may include, but is not limited to, electrical repairs, such as replacing switches, lamps, ballasts, outlets, breaker resets. Responsible for troubleshooting circuits up to 277 VAC, single phase.
- Performs all general maintenance duties related to mechanical equipment systems; this is not limited to, but may include routine maintenance and repairs on condensing and chilled water pumps, air handling units, cooling towers, fan coil units.
- Must have the ability and knowledge to diagnose and repair pneumatic systems and controls.
- Coordinates the return of materials to warehouse that are not needed for project completion.
- Lead must be willing to participate in University offered training classes that pertain to their job classification in order to keep up with changes in technology and codes to ensure that all University building codes are maintained.
- Will be required to perform Roads and Grounds work; this will include, but is not limited to, shoveling walkways, operating snow removal machinery (blower, broom), maintaining barrier free entries and exits; applying de-icing products.
- Operates, services and maintain all grounds equipment, such as trucks, tractors, large seeders, riding mowers, snow removal, skid loaders, tilt bed trucks and steep slope mowing equipment.
- Operates trash compactor truck and drives vans on special occasions (graduation/homecoming).
- Operates various hand and power tools and equipment in performance of duties such as brooms, mops, rakes, shovels, dollies, hand trucks, vacuums, shampooers, power buffing machines, lawn mowers, weed eaters, etc.
- Review requests for set-ups. Move tables, chairs, AV or any other items necessary for campus event or program. Clean up afterwards and move furniture back to storage room.
- Cleans up after projects or tasks to make sure space is clean and ready for use.
Other
- Assists supervisor in disciplinary action.
- Must have ability to utilize a computer, respond to emails and complete electronic work orders.
- This position will require a flexible work schedule and the ability to respond to emergency situations which may require additional hours, and/or call-in.
- Performs other duties associated with a Campus Service Worker.
- Create a work order if you detect an issue that needs repaired.
- Order supplies or identify if equipment is not working.
- Performs other duties as assigned or as directed.
Pay Grade: 15 Work Hours: Friday & Monday 7:30am to 5:15pm, Saturday & Sunday 7:30am to 6:30pm
Qualifications
- High school diploma or GED
- One of the following:
- Two (2) years experience in general trades building maintenance experience in the areas of basic electrical, mechanical, HVAC, plumbing or other craft trades
- Completion of an associate degree in building maintenance or other craft trade
- Completion of a 2-year accredited vocational craft trades program
- One (1) year of experience leading or training others
- Any equivalent combination of related education and/or experience will be considered
- All qualifications must be met by the time of employment
Knowledge, Skills and Abilities
- Ability to lead a team through completion of a work assignment or project.
- Demonstrated Knowledge of absorptions machines, screw chillers, centrifugal chillers and all other HVAC systems
- Demonstrated Knowledge of reclaiming and recovery of refrigerants and regulations that apply

Requirements
- Valid Driver's License
- WV HVAC Technical License preferred.
- WV Journeyman's Electrical License preferred
