The Building Manager / Maintenance Technician supports Kodak Facilities Management initiatives across all Rochester properties in a fast paced, professional environment. This role is responsible for daily building operations, maintenance coordination, tenant support, and participation in Corporate Real Estate projects.
Responsibilities:
* Oversee building operations and provide customer service for Kodak and external tenants. (50%)
* Assist in preparing spaces and onboarding new tenants. (20%)
* Lead or support Corporate Real Estate projects including requirements, scheduling, team coordination, and safety oversight. (10%)
* Represent Facilities Management in meeting regulatory, health, safety, and environmental requirements. (10%)
* Provide off hours support or respond to call ins as needed. (10%)
Required Skills & Experience:
* Understanding of building systems (5-7 years)
* Strong communication and customer service skills (3-5 years)
* Experience managing projects or complex tasks (5-7 years)
Physical Requirements:
The Building Manager / Maintenance Technician role requires the ability to safely perform physical tasks commonly associated with building operations, maintenance coordination, and facility inspections. Physical requirements include, but are not limited to, the following:
Mobility & Activity
* Ability to stand, walk, and move throughout large industrial and office buildings for extended periods.
* Ability to climb stairs, ladders, and access elevated areas as needed for inspections and maintenance oversight.
* Ability to work in tight or confined spaces on occasion.
Lifting & Manual Handling
* Ability to lift, carry, push, or pull materials and equipment up to 40-50 lbs as part of routine tasks or project activities.
* Ability to use hand tools and basic maintenance equipment safely and effectively.
Environmental Conditions
* Work may occur in mechanical rooms, rooftops, exterior spaces, and operational environments subject to heat, cold, noise, and other industrial conditions.
* Occasional exposure to dust, fumes, or chemicals typically used in maintenance tasks, with appropriate PPE.
Sensory Requirements
* Visual acuity sufficient for inspections, identifying facility issues, reading plans or documentation, and monitoring contractor activities.
* Hearing ability to respond to alarms, equipment sounds, and verbal communication in active building environments.
Other Requirements
* Ability to respond to after hours calls or emergencies as part of rotational or assigned responsibilities.
* Ability to remain on feet or engaged in physical activity during project or maintenance events that may extend beyond normal hours.
