Summary
This position is responsible for supervising maintenance staff responding to issues pertaining to facility operations. Planning, directing, and executing maintenance repairs and preventive maintenance programs for all facility related equipment and infrastructure at the MCW Campus. This position also supervises all activities related to building systems including: HVAC, lighting, electrical, fire alarm, elevators, plumbing, water treatment, sewer, and fire sprinkler. Develop in-house staff to maintain HVAC systems through the use of predictive and preventative maintenance measures.
Primary Responsibilities
Supervise maintenance mechanics and technicians engaged in the repair and maintenance of all facility mechanical building systems. Ensure staff are trained on how equipment is to be maintained. Document all maintenance activities. Build cohesion. Develop and maintain effective cross shift and weekend communication processes. Approve and schedule personel for time off while maintaining an adequate work force to complete assigned duties over 3 shifts 7 days a week. Schedule facility system shut downs for routine maintenance or repair with affected building occupants, while minimizing disruption to research or animal facilities. Provide a minumum of 1 week advance notice for planned shut downs. 2 weeks advance notice if affecting clinical space. Ensure that Maintenance Mechanics are using the Building Automation System for daily operational reviews and to make sure that all building systems are operating efficiently. Close out completed FSOs in a consistant and timely manner. Collaborate with the Maintenmance Manager and other Facility managers. Identify performance improvement opportunities to improve the overall effeciency and effectiveness of facility maintenance operations. Provide and encourage educational training resources for staff through the use of onsite or offsite schooling, seminars etc. Lead the selection process for the recruitment and hiring of maintenance personnel. Perform annual evaluations. Administer disciplinary action as required.
Knowledge - Skills - Abilities
Knowledge of: HVAC, plumbing, refrigerent, steam, and fire protection systems. Intermediate computer skills. Strong customer service skills and the ability to foster a positive work environment.
Qualifications
Appropriate experience may be substituted for education on an equivalent basis.
Minimum Required Education: Associate's degree
Minimum Required Experience: 7 yrs experience in maintenance operations. 3 years in a supervisory or lead position. Previous healthcare industry employment a plus.
Physical Requirements
Work requires occasionally lifting moderate weight materials, standing, or walking continuously.
Work Environment
Occasional exposure to dust, noise, temperature changes, or contact with water or other liquids. Work is performed in an environmentally controlled environment.
Sensory Acuity
Ability to detect and translate speech or other communication required. May occasionally require the ability to distinguish colors and perceive relative distances between objects.
