Role Summary

The Operations Manager reports to the Market Asset Manager or Sr. VP of Operations and is responsible for the planning and execution of the operations of their parking facility. The Operations Manager provides for an experienced, trained management and operations team. Ensures that all customers and landlords are provided with the highest level of service at all locations. It is also expected that the Operations Manager will monitor and maintain the highest corporate standards for customer service, employee development, and revenue controls at the assigned facility.


Essential Responsibilities



  • Trains, develops, evaluates, and motivates managers and staff at assigned location(s) to deliver superior customer experience.
  • Coaches supervisory staff in personnel-related matters, disciplinary actions, and performance discussions, which may include represented employees.
  • Delegates responsibilities to management staff to ensure efficient and effective operations.
  • Works independently with minimal supervision, proactively identifies operational challenges and opportunities, and develops practical solutions that improve efficiency, customer service, and financial performance.
  • Demonstrates initiative by anticipating operational needs.


  • Creates and manages operating budgets to ensure P&L goals are achieved.


  • Develops staffing plans and labor strategies by analyzing business demand, financial performance, scheduling trends, and operational needs to maximize customer service and profitability.
  • Oversees payroll administration for assigned location(s), appropriate labor utilization, and timely processing.


  • Assures the integrity of financial reporting and cash controls; audits cashier and operational reports as needed and ensures timely resolution of audit findings.
  • Reconciles accounts receivable and responds appropriately to delinquent accounts.
  • Recommends yield management strategies and parking rate adjustments as necessary.
  • Routinely reviews operational reports to analyze revenue, labor, occupancy, and expense variances, identify trends, investigate discrepancies.


  • Serves as the primary operational liaison with landlords, vendors, and business partners, building collaborative relationships while resolving operational issues and identifying opportunities to enhance service delivery.
  • Participates in vendor contract negotiations and monitors implementation.
  • Generates marketing leads and assists Market Asset Manager with new business development.
  • Researches, prepares, and submits quarterly marketing plans for assigned location(s).


  • Leads the implementation and adoption of digital operating platforms, including web-based, mobile, and automated parking technologies, ensuring successful execution and ongoing operational support.
  • Supports digital growth initiatives through customer engagement, and collaboration with marketing teams.


  • Works with Market Asset Manager and General Counsel on Letters of Intent (LOIs), parking agreements, and legal contracts.
  • Participates in negotiations and vendor contracts.


  • Ensures compliance with all company, corporate, local, state, and federal policies, regulations, and requirements.
  • Ensures all employees have been adequately trained on safety and security procedures and participates in all required safety and security training courses.
  • Remains available to staff during shifts to respond to suspicious activity, security threats, and safety concerns; provides guidance and reports incidents to the Senior Operations Manager, Market Asset Manager, Senior Vice President of Operations, and Employee Health & Safety/Risk Manager.
  • Additional duties as assigned



Eligibility Requirements

  • Must have a valid driver's license in order to operate company or customer vehicles.
  • Must be willing to comply with pre-employment screening, including but not limited to drug testing, reference verification, and background check.
  • Must be willing to submit to a background investigation as part of the selection process.
  • Must be willing to work out of and travel between the (Boston Market) location(s) on a regular basis.
  • Must be able to maintain flexibility in work schedule in order to meet operational needs. This may require Operations Manager to occasionally work outside of regular scheduled hours.

  • Must be able to walk or move to assist customers in a timely manner; In some cases, must be able to travel up and down parking garage ramps in order to assist customers and garage issues.


Qualifications/Requirements:



  • High School Diploma or GED equivalent and at least 3 years' experience in Parking, Real Estate, Hospitality, Retail Management, or related industry.
  • A minimum of 2 years' supervisory experience in a multiple location context.
  • At least 1 year working with financials, budgeting and P&L statements.
  • Knowledge of marketing functions or at least 1 year experience performing marketing-related functions.
  • Proficient with Microsoft Office Suite and analyze operational and financial reports.
  • Valid Driver's license in order to operate company or customer vehicles.
  • Must be able to maintain flexibility in work schedule in order to meet operational needs.


Desired Characteristics:



  • Bachelor's degree in business, finance, accounting, real estate, hospitality or related field.
  • Proven leadership skills including coaching and development, performance management, disciplinary action and counseling.
  • Must possess initiative, strong negotiation skills, and be self-motivated.
  • Excellent communication skills (both oral and written).
  • Fast-paced environment requiring flexibility, excellent time management skills, safety awareness, and good judgment
  • Excellent problem-solving skills and solution oriented.
  • Conveys professionalism and competence effectively to superiors, peers, staff, customers, vendors, and landlords.
